Step 4. View two or three the same day
Back-to-back viewings are the only reliable way to compare buildings. On site, check the usable area against the quoted area, the state of the HVAC, how the floor is subdivided, lift waiting times at 9am, and whether the quoted floor — everything listed sits between levels three and six — actually has the light you expect.
Step 5. Negotiate the terms that are not the rent
In a market where twenty-two units are under $2,000 a month, headline rate is rarely where the money is. Ask about free months on longer terms, a fit-out contribution, the break clause, annual escalation, what happens to the deposit, and who pays for the reinstatement at exit. On serviced contracts, ask what notice period applies and whether meeting-room hours — otherwise from $120 — are included.
Step 6. Sign and plan the move
