Why the price per square foot looks high
Serviced rooms sit in the upper rate bands — $6.32 per ft² a month at Uline Arena and 1300 I Street NW, $5.15 at Metro Center — while full floor plates sit at $2.32 to $2.67. That is not a premium for the address; it is furniture, cabling, utilities, cleaning and front desk folded into a single figure. Judge serviced space on the monthly total, never on the per-foot rate.
What the monthly totals look like
The small fitted rooms are the entry point: $130 for 43 ft², $390 for 129 ft², $560 for 215 ft² at Evening Star, $680 for 108 ft² at Uline Arena and 1300 I Street NW. Eleven of the 72 units are under $1,000 a month and twenty-two under $2,000. Add a meeting room from $120 when you need one rather than paying for a boardroom every month.
The comparison that matters
Take a five-person team. A conventional 600 ft² suite at $2.67 per ft² is about $1,600 a month in rent — but budget separately for furniture, an IT install, utilities, insurance, cleaning and a fit-out you will have to reinstate at exit. A serviced room of similar capacity carries a higher sticker and none of those lines. Over a first year, serviced normally wins under ten people; conventional pulls ahead once you are past fifteen and staying three years or more.
Where they are
All ten buildings in the listing offer serviced formats, so you can take one on Pennsylvania Avenue in Penn Quarter, on Connecticut Avenue in the Golden Triangle, at 100 M Street SE in Capitol Riverfront, or in the converted Uline Arena in NoMa. Everything is on floors three to six.
Before you sign
Confirm the notice period, whether the rate is fixed for the term, how many meeting-room hours are included, what happens if the team grows by two people mid-contract, and whether the deposit transfers to a larger room in the same building.
