Washington DC is a small, dense office market where a ten-minute walk changes both the rate and the tenant mix. Our listing spreads 72 offices across 10 buildings in six recognisable clusters. Here is what each one holds today.

Downtown and the Golden Triangle — 31 units

The centre of gravity. Metro Center at 1200 G Street NW, 1015 15th Street NW, 1300 I Street NW and 1050 Connecticut Avenue NW between them carry 31 of the 72 private offices, at rates from $2.32 to $6.32 per ft² a month. This is the widest range in the city: a 5,845 ft² plate at the bottom band and a 108 ft² fitted room at the top sit within a few blocks of each other, near Metro Center, McPherson Square and Farragut North.

Penn Quarter and Pennsylvania Avenue — 12 units

601 Pennsylvania Avenue NW and the Evening Star building at 1101 Pennsylvania Avenue NW list twelve private offices at $2.60–$3.02 per ft², from a 43 ft² room at $130 a month to 2,368 ft² at $6,160. The traditional address for government-affairs, legal and association tenants who want to be between the Capitol and the White House.

NoMa and Union Market — 10 units

The converted Uline Arena at 1140 3rd Street NE is one of the two largest blocks in the listing: sixteen lots, ten of them private offices from 108 ft² to 14,230 ft², the biggest floor plate we hold in the city at $44,067 a month. Rates run $3.10 to $6.32. Younger tenant mix, Red Line at NoMa–Gallaudet.

Capitol Riverfront — 7 units

100 M Street SE lists seven private offices at $3.48 per ft², from 431 ft² at $1,500 to 12,195 ft² at $42,488 a month. Newer stock, waterfront amenities, Navy Yard–Ballpark on the Green Line.

Union Station area — 7 units

20 F Street NW, with its conference centre, holds seven offices at $2.67 per ft², 517 to 5,597 ft², $1,380 to $14,950 a month. The natural choice for organisations whose staff commute in by rail or need to be minutes from Capitol Hill.

Foggy Bottom and the West End — 5 units

2200 Pennsylvania Avenue NW lists five private offices at $3.02 per ft², from 43 to 775 ft², $130 to $2,340 a month — matching the smallest units in the listing, next to the university campus and the Blue, Orange and Silver lines.

Picking between them

If budget leads, start Downtown, where the bottom rate band lives. If the address leads, start on Pennsylvania Avenue.
